The house is being built on a 4485 m2 land plot located in a multi-storey dwelling territory between multi-storey houses and private houses.
The access is planned from Rasas Street.
There is good infrastructure provided, all kinds of public transport are available- a line bus, trolleybus, tram, train, as well as railway station “Skirotava” is situated nearby.
There are various shops of consumer goods, shopping centres (s/c Dole, Azur), consumer services centres, pharmacies, a kindergarten, a school, sporting-clubs, outpatient clinics available in the vicinity.
The building is designed as a separately standing 5 storey volume of four sections with four separate entrances and stairways.
Building has 57 apartments which total area is between 47.7 m2 - 77.2 m2.
Each apartment will have a loggia, behind it there will be a glass-case along the whole wall.
Underground parking places are provided in the basement.
Location.
A driveway 6 m wide is at the entrances of the apartment house.
On the S-W side in the territory free of traffic and parking lots an area with children playground is situated (coverings of concrete pavement and pinewood bark) where a playpit, play complex and benches with garbage urns are included.
On the opposite side a plantation of coniferous tree plants and decorative shrubbery is planned.
The driveways, footways will have the covering of concrete pavement.
On one side of the house a weather-protected area for containers is planned.
This area will be surrounded by Physocarpus hedge.
Lightning fixtures are planned in greenery areas for highlighting of plantation.
Elevator.
Four entrances and stairways are planned for the house.
Elevators are planned in all stairways.
Technololies and materials.
The exterior walls are designed of „FIBO” blocs with heat isolation and plaster-painting.
Interior decoration of apartments – blinding of gypsum board for walls, blinding of cement mortar for floors, for ceilings – without any finish, further finish will be on discretion of potential apartment owners.
The structural framing – structural cross direction walls of FIBO 5/800 and 3/650 brand, of 250 and 300 mm thick claydite concrete blocks.
Foundation is built of piles of monolithic concrete under internal columns, and band-shaped under external walls of the basement.
Basement covering is a slab of monolithic concrete with load bearing crossbeams.
Coverings between storeys and roof coverings are of sectional hollow reinforced concrete panels.
Staircases are of sectional reinforced concrete, solid, with integrated stair landings and stair flights.
The roof is connected with internal water drainage and parapet.
Technical Specification of the apartments.
Ceiling
Monolithic concrete cast leveled by gyps plaster Knauf Rotband, filled byh final filling Vetonit LR in living rooms, the kitchen, WC and bathrooms. Cieling is painted with Caparol Santex 3 white matted paint. There are hanged ceiling Accusto POP (Isover) (or similar).
Floors
Parquet in living rooms, the kitchen. 3 kinds possible (about 8 Ls/m2). Ceramic tiles of light colour, floor heating in WC and the bathroom. 3 kinds possible (about 8 Ls/m2).
Walls
The bearing walls are built from monolithic concrete cast and FIBO light concrete blocks, plastered with gyps plaster Knauf Rotband, filled by final filling Vetion LR. Wallpaper cover painted with light colour Caparol Santex & half mated, shaded. 3 kinds possible. WC and the kitchen – ceramic tiles (up to 1,8 m height) of light colour. 3 kinds possible (about 8 Ls/m2).
External doors of the appartment
Isolated, metal, with a locking mechanism.
Internal door
Ash-tree. 3 kinds possible.
Windows and balcony door
PVC package windows with internal tree window-sills, selective glass.
Sanitary facility
Sink – with with water tap, Gustavberg (or similar). Water closet – white, Gustavberg (or similar). Shower tap Gustavberg (or similar). Bath/shower cubicle – white plastic, manufactured in Baltecko (or similar).
Heating
Local gas heating boiler-room. Radiators Purmo (or similar) with authomatic thermostat valves.
Water supply
City connection. Cold and hot water meters in each appartment (WC rooms or bath room) built in the wall.
Electricity
16A – 25A, power 10-16 kW (depending on the floor-space of the appartmant). In accordance with the project – a certain number of plug sockets, switches (ABB, Domino or silimar). There are lighting appliances built in the ceiling of WC and bath rooms, installed isolated electrical wires for lighting appliances in living rooms.
Low intensity current
Telephone, internet and TV cable in accordance with the project.
Ventilation
The ventilation system includes air inlet pipes, built in the external walls of the building. There is air mechanical ventilation in kitchens, WC and bathrooms
